The Two Rivers Neighborhoods

Two Rivers offers stunning views of the Sangre de Cristo Mountains and the Collegiate Peaks. The neighborhoods are within one mile of Historic Downtown Salida. 

 

Other features include 6+ acres of open space with access to the Arkansas River, the Little Ark or South Ark River, Confluence Park, a timber-frame gazebo (which we relocated from the Breckenridge ski resort) and a picnic area/eddy/beach planned for our property on the Arkansas River - coming soon. 

 

A pedestrian bridge over the Little Ark River connects the neighborhoods with a greenbelt/trail system along the south side of Little Arkansas River.

 

The Northside at Two Rivers is a new residential subdivision of 64 lots on the east side of Salida situated at the confluence of the Arkansas and South Arkansas Rivers. It sits along the north side of the South Arkansas River.  Several attractive homes have been completed or are in progress.  Only two (or fewer) lots remain for sale in the  Northside. 

The Southside at Two Rivers is our recently approved residential neighborhood of 48 single-family and multi-family lots and a large parcel for 35 condos. The Southside extends 2,100 feet along the south side of the South Arkansas river.  Lots will be available for purchase in the summer of 2021. 

The Commons is a mixed-use commercial neighborhood that sits just east of the intersection of Hwy 50 and Hwy 291 (Oak St.).  With exceptional highway visibility, it also enjoys 500 feet of river frontage along the S. Arkansas River .  Here there is exciting potential for restaurants and cafes that open onto river frontage, picnic areas andn a public gathering place or music stage. 

 

The Commons is not a car-centric commercial strip mall.  Rather, it is the vibrant hub of Two Rivers with pedestrian paths, attractive landscaping, stunning mountain views and open spaces.  Residential dwellings above commercial storefronts and scenic pedestrian connections to the river, open space and residential neighborhoods create the community.

Building Design Guidelines for The Northside and Southside residential neighborhoods allow for architectural interest and aesthetic appeal for homes of varied sizes and styles.
